When Is Asbestos a Concern?

  • Pre-1990 buildings before renovation or demolition

WorkSafeBC requires a survey before any disturbance of potentially affected materials

  • Damaged or deteriorating materials

Textured ceilings, pipe insulation, vinyl flooring, drywall compound, and roofing felt

  • Water damage in older buildings

Water damage often disturbs materials that may contain asbestos — both issues need to be addressed together

Common Questions

Frequently Asked Questions

Yes. Under WorkSafeBC regulations, any building constructed before 1990 requires an asbestos survey before demolition or renovation work. Many Victoria homes and commercial buildings fall into this category. We can arrange sampling and provide the survey documentation required before your contractor begins.

A limited survey covers a specific area or material type — appropriate for smaller scopes like a single room renovation, a furnace replacement, or a ceiling repair. We take samples, deliver them to a certified lab, and provide a written report with findings and recommendations. For larger or more complex projects, a full Survey of Hazardous Materials is prepared by our environmental health and safety partners.

In pre-1990 Victoria construction: textured ceiling coatings (stipple or popcorn), vinyl floor tiles and backing, pipe and duct insulation, boiler insulation, drywall joint compound, and roofing felt. Asbestos-containing materials are not always obvious by appearance — testing is the only way to confirm.

Yes. The affected area must be vacated during abatement work. We establish full containment with negative air pressure and HEPA filtration to prevent fibre migration to other areas of the building. We will walk you through exactly what to expect, including re-occupancy timing, before we begin.

It depends on the scope. A small residential job (a single room or material type) may take one to two days. Larger commercial or strata projects can take several days to weeks. Once we have the survey results and a clear scope, we will give you a realistic timeline before work begins.
